Alberta New-Home Warranty Guide for Calgary Buyers
New construction still requires due diligence. Verify warranty registration, coverage dates, builder obligations, walkthrough records and contract terms.

A new home can reduce some age-related maintenance, but it introduces construction, completion, deficiency and warranty questions. Marketing language is not the warranty contract. Confirm the provider, registration and coverage details for the exact property.
Which Alberta homes require warranty coverage
The Government of Alberta states that new homes with building permits applied for on or after February 1, 2014 generally require home warranty coverage and registration. The framework also applies to qualifying new condominium homes, with common-property considerations.
Verify before removing conditions
Confirm the home is registered, identify the warranty provider, read the policy and record the coverage start dates. Ask how common property, phased construction and owner-added improvements affect a condominium purchase.
- Builder and warranty-provider contact information.
- Home and permit registration details.
- Coverage categories, limits, exclusions and claim deadlines.
- Possession, occupancy, seasonal work and deficiency procedures.
- Documents that transfer to a later owner.
Make the walkthrough specific
Use the builder’s process and create a dated record of incomplete, damaged or non-functioning items. Test accessible fixtures and finishes, ask how seasonal exterior work will be completed and keep copies of every signed list and response.
A walkthrough does not replace independent legal, inspection or specialist advice where appropriate.
Plan for ownership beyond warranty
Warranty is not a maintenance plan. Learn the required maintenance for grading, humidity, ventilation, roofing, sealants and mechanical systems. Missing maintenance or notice deadlines can complicate a later claim.
