Do not treat a kitchenette or separate entrance as proof of a legal suite. Verify City records, permits, safety and the full landlord or seller obligations.

Calgary detached home with a separate side entrance for a secondary suite

A secondary suite can support affordability or multigenerational living, but informal labels such as “illegal,” “legal” or “grandfathered” are not enough for a purchase decision. Verify the exact property through City records and professional advice.

Check the City of Calgary suite information

The City publishes current secondary-suite requirements and tools. Search the registry or property information and confirm permits and status for the exact address. If information is missing or unclear, contact the City and obtain appropriate legal or inspection advice.

Verify physical and safety requirements

A separate entrance alone does not establish compliance. Relevant questions can include egress, smoke and carbon-monoxide protection, fire separation, heating, ventilation, ceiling height, electrical or plumbing work and parking. Requirements depend on the building and application history.

Test the financial assumptions

Ask the lender whether and how suite income can be considered, and ask the insurer how the occupancy affects coverage. Budget vacancy, maintenance, utilities, tax implications and property management time. Do not base affordability on the maximum advertised rent.

  • Current tenancy agreement, deposits and notices if occupied.
  • Utility separation and responsibility.
  • Insurance and lender acceptance.
  • City status, permits and unresolved orders.
  • Alberta tenancy and tax advice for the intended use.

Market a suite with precise language

A seller should match the marketing description to verified records and disclose known material facts through appropriate advice. Avoid calling a space legal, authorized or income-producing without current evidence supporting that statement.

Frequently asked questions

How do I know if a Calgary basement suite is legal?

Check current City records and the suite registry for the exact address, then verify permits and unresolved questions with the City and qualified professionals.

Can suite rent help me qualify for a mortgage?

Possibly, but lender rules vary and may depend on suite status, appraisal and documents. Ask the lender before relying on the income.

Can I advertise any basement as a secondary suite?

Marketing should accurately reflect the property and verified status. A finished basement or kitchenette alone does not prove compliant suite status.
