Calgary heating demand makes envelope and mechanical performance important to comfort and ownership cost. Yet a new furnace or triple-pane window does not describe the whole home. Air leakage, insulation, controls, ventilation, orientation and occupant behaviour all affect results.

Review the building envelope

Ask about insulation, windows, doors, attic access, air sealing and any past moisture or ice-damming concerns. An inspection can identify visible observations; an energy advisor or specialist can provide more targeted testing and recommendations.

Document heating, cooling and ventilation

Record equipment type, age, maintenance and known replacement history. Check whether additions or basement development are heated and ventilated appropriately. High-efficiency equipment still needs correct sizing, installation and maintenance.

Use utility history carefully

Prior bills can add context but reflect the previous occupants, weather, thermostat choices and utility rates. Compare similar months and ask what changed. Do not promise a future bill from one household’s history.

  • Equipment service and replacement records.
  • Energy evaluation reports and completed upgrade invoices.
