Radon is an invisible radioactive gas, so appearance, smell and a standard showing cannot establish the level in a home. Testing is the way to know. A purchase-condition window is usually shorter than the preferred long-term test, which makes planning and records important.

Follow the Health Canada testing duration

Health Canada recommends a long-term radon test for at least three months. Longer testing better reflects normal variation than a brief measurement. Follow the device instructions for placement and closed-building conditions where specified.

Ask for useful existing records

If a seller has tested, ask for the test type, device, location, dates, result and any mitigation documentation. A result from a different unit, floor or short time period may not answer the question for the property being purchased.

Plan around a normal purchase timeline

Because a long-term test may not fit an offer condition, buyers can discuss available records, contract options and a post-possession test plan with their advisors. Sellers planning ahead can test before listing and keep the complete report.
